Temecula is a city of about 111,000 residents in southwest Riverside County, along I-15 [1]. Tom and Janet lived in Temecula for years before moving to the Coachella Valley [2], and they still list and sell homes here.
Housing types and prices
Temecula is mostly detached single-family homes (about 77%), largely built from the 1980s on (median year built 1998) [1]. Unlike the desert cities, almost none of its housing is seasonal (under 1%) [1]. Many neighborhoods are master-planned tracts with HOAs.
Price context, September 2026 [3]:
- ZIP 92592: median listing price about $850,000, 228 homes for sale, median 59 days on market.
- ZIP 92591: median listing price about $765,000, 157 homes for sale.
- ZIP 92590: median listing price about $1.8 million, 53 homes for sale.
The Census estimate of median owner-occupied home value for 2020–2024 was about $680,000 [1].
Things buyers ask about in Temecula
Mello-Roos. Many newer Temecula neighborhoods sit in Community Facilities Districts, which add a special tax to the property tax bill. The city lists ten: Harveston, Harveston II, Wolf Creek, Crowne Hill, Roripaugh Ranch, Roripaugh Ranch Phase 2, Municipal Services, Heirloom Farms, Altair and Prado [4]. Before you compare two homes on price, compare their full tax bills. The County Assessor explains how special assessments show up on the bill [5].
Short-term rentals: city vs. wine country. Inside Temecula city limits, short-term rentals are prohibited. The City Council reaffirmed the ban in January 2020, with fines of $1,000 a day [6]. The wine country east of the city is unincorporated Riverside County, which runs its own short-term rental certificate program. It caps certificates by district, for example 129 in the Winery district [7]; check the county page for current caps. An address that says "Temecula" isn't always inside the city, so check which rules apply before you plan on rental income.
Water and power. Most of Temecula gets water from Rancho California Water District [8]. Electricity is Southern California Edison [9].
Public schools. Temecula is served by Temecula Valley Unified School District (tvusd.k12.ca.us) [10]. School assignment depends on the exact address, so check with the district.
