Canyon Lake Real Estate

Canyon Lake is a small city of about 11,000 residents between Lake Elsinore and Menifee [1]. It incorporated in December 1990 [2][3]. Most of its homes are inside a privately gated community run by the Canyon Lake Property Owners Association (POA), with entry through three gates limited to residents and guests [4]. The city government sets city law everywhere. Inside the gates, the POA's own rules and assessments apply as well.

Housing types and prices

About 87% of Canyon Lake homes are detached houses, and about 85% of occupied homes are owner-occupied [1]. The median home was built in 1985 [1]. The lake itself is the Railroad Canyon Reservoir, created by a 1928 dam and owned by Elsinore Valley Municipal Water District; it's also a drinking-water source [5][6].

The Census estimate of median owner-occupied home value for 2020–2024 was about $700,000 [1]. Canyon Lake shares ZIP 92587 with part of Menifee. That ZIP had a median listing price of about $764,000 in September 2026 [7], but it isn't a Canyon Lake-only figure. Ask us for recent sales inside the gates.

Things buyers ask about in Canyon Lake

Inside or outside the gates? City law applies throughout Canyon Lake. A home inside the gates also comes with POA membership, assessments and rules; a home outside the gates does not [3]. Confirm which side of the gate a listing is on.

POA dues. Local news reported that the POA board raised the annual assessment to $4,259 (about $355 a month), effective May 1, 2026 [8]. Get the current figure, and any special assessments, from the POA's disclosure package during escrow. The governing documents (CC&Rs, bylaws, rules) are posted on the POA site [9].

Boats and the lake. Under the POA's rules, boats must be registered with the POA, each property may have at most two, there are size and weight limits, and boat traffic runs one way (counter-clockwise) [10]. If a dock or boat matters to you, check those rules for the specific lot.

Short-term rentals. The city prohibits short-term rentals, and its code enforcement office says it has brought nearly every illegal short-term rental into compliance [11]. Local news reported fines starting at $1,500 for a first offense [12].

Utilities. Most of Canyon Lake gets water and sewer from Elsinore Valley Municipal Water District. A few hundred homes on the northeast side are served by Eastern Municipal Water District instead [5]. Electricity is Southern California Edison.

Public schools. Canyon Lake is served by Lake Elsinore Unified School District (leusd.k12.ca.us), which operates Canyon Lake Middle School [13]. School assignment depends on the exact address, so check with the district.
