Indio is the largest city in the Coachella Valley, with about 92,000 residents [1]. Its median home was built in 2000, among the newest of the valley cities we cover, about two-thirds of homes are detached houses, and about 11% of housing units are held for seasonal or occasional use [1].
Housing types and prices
Indio has everything from older in-town neighborhoods to newer gated communities and two large age-restricted (55+) communities:
- Sun City Shadow Hills, a Del Webb community of 3,450 homes built from 2003 to 2016, with two golf courses. Its HOA lists a monthly fee of $398 [2].
- Heritage Palms, a gated golf community that its HOA describes as 55+ [3].
In an age-restricted community, ask for the occupancy rules before you make an offer.
About 10% of Indio homes are mobile homes [1].
Price context, September 2026 [4]: ZIP 92203 had a median listing price of about $620,000, with 192 homes for sale and a median 65 days on market. Realtor.com flagged its September figures for ZIP 92201, the other main Indio ZIP, as a data-quality concern, so they aren't quoted here. ZIP codes don't follow city limits exactly. Citywide, the Census estimate of median owner-occupied home value for 2020–2024 was about $458,000 [1].
Things buyers ask about in Indio
Festival season. The Coachella and Stagecoach festivals are held at the Empire Polo Club in Indio [5]. Those weekends bring traffic and short-term rental demand.
Can I rent it out short-term? Yes, with a permit. Indio requires a short-term rental permit and a business license, issued together, plus registration to collect transient occupancy tax, with an annual permit fee [6]. A few rules to know [7]:
- Homes in an HOA need a letter from the board saying the CC&Rs allow short-term rentals.
- Every new permit requires a city inspection.
- The permit expires when the property is sold.
- Overnight occupancy is capped at four people plus two per bedroom, up to 20 people at most, and renters must be 21 or older.
- Events like weddings need a special event permit.
Prop 19. If you're 55 or older and selling a home elsewhere in California, Prop 19 may let you bring your property-tax base with you. See our Prop 19 explainer and the Board of Equalization [8].
Utilities. Electricity is Imperial Irrigation District (IID) [9]. Most of the city gets water from the Indio Water Authority, drawn from the Whitewater Aquifer [10].
Public schools. Most of Indio is served by Desert Sands Unified School District (dsusd.us), and part by Coachella Valley Unified (cvusd.us) [11]. School assignment depends on the exact address, so check with the district.
