Menifee is one of Riverside County's newest cities. Voters approved incorporation on June 3, 2008, and the city was formed on October 1, 2008 from Sun City, Quail Valley and parts of Romoland [1]. The Census estimates about 110,000 residents. Menifee has one of the highest owner-occupancy rates in the region: about 80% of occupied homes are lived in by their owners [2].
Housing types and prices
About 85% of Menifee homes are detached houses and about 7% are mobile homes; the median home was built in 2001 [2]. The market runs from the older Sun City area, first developed by Del Webb starting in the 1960s [3][1], to newer master-planned communities such as Audie Murphy Ranch [4].
Price context, September 2026 [5]:
- ZIP 92584: median listing price about $650,000, 207 homes for sale, median 50 days on market.
- ZIP 92585: median listing price $620,000, 79 homes for sale.
- ZIP 92586: median listing price about $439,000, 92 homes for sale.
The Census estimate of median owner-occupied home value for 2020–2024 was about $537,000 [2].
Things buyers ask about in Menifee
Sun City and 55+ rules. Sun City was built as a Del Webb retirement community [3]. Whether a particular home there carries an age restriction depends on the recorded CC&Rs for that tract. Read them before you buy or list. If you're 55 or older and moving from elsewhere in California, Prop 19 may let you carry your property-tax base with you. See our Prop 19 explainer and the Board of Equalization [6].
Mello-Roos. Newer Menifee neighborhoods can sit in Community Facilities Districts, including districts that pay for street lighting, landscaping and parks [7]. The special tax shows on the property tax bill [8]. Compare full tax bills, not just prices.
Short-term rentals. Menifee's Development Code lists short-term rentals (under 30 days) of single-family detached homes as a permitted use in several residential zones [9]. Confirm the zoning and any HOA rules for a specific home.
Utilities. Water is Eastern Municipal Water District [10]. Electricity is Southern California Edison.
Public schools. Menifee is split among districts: Menifee Union (menifeeusd.org) or Romoland (romoland.net) for K–8, and Perris Union High (puhsd.org) for high school; the city explains the split on its own page [11]. School assignment depends on the exact address, so check with the district.
Tom and Janet in Menifee
The Tom and Janet transaction records we reviewed (seven closed 2026 sales) do not include a Menifee sale; their nearest recorded sales are in Murrieta [12]. They serve Menifee from their Temecula roots (they lived in Temecula for years before moving to the desert) [13]. Janet works with buyers, including first-time buyers, and coordinates with lenders and VA loan specialists [14].
