Rancho Mirage Real Estate

Rancho Mirage, between Cathedral City and Palm Desert, has about 17,600 residents [1]. It has the highest owner-occupancy of the Coachella Valley cities we cover (82% of occupied homes), and about 35% of its housing units are held for seasonal or occasional use [1].

Housing types and prices

About 58% of Rancho Mirage homes are detached houses and 28% are attached units such as condos and villas [1]. It also has Del Webb at Rancho Mirage, which its homeowners association describes as a senior community [2]. If a community is age-restricted, ask for its occupancy rules before you make an offer.

Price context, September 2026 [3]: ZIP 92270 had a median listing price of $899,000, with 267 homes for sale and a median 72 days on market. The Census estimate of median owner-occupied home value for 2020–2024 was about $807,000 [1].

Things buyers ask about in Rancho Mirage

Can I rent it out short-term? No. Since July 1, 2022, short-term rentals have been prohibited in every zone of the city. That covers any stay of 27 days or less, including home-sharing, and even advertising one is a violation [4][5]. Rentals of 28 days or more are not short-term rentals under the city's definition [4]. If you're buying with rental income in mind, plan for monthly or longer tenants.

Is the land included? Not always. Rancho Mirage lies partly within the Agua Caliente Band of Cahuilla Indians' checkerboard reservation. Some homes, including whole country-club communities, sit on land leased from tribal allottees [6][7]. When a long lease is renewed, ground rent can change sharply. Homeowners in Mission Hills Country Club faced a steep fee increase after their 99-year lease was renewed [7]. The preliminary title report shows whether the land is owned or leased. If it's leased, get the lease term and rent schedule before you commit.

Moving here at 55 or older from elsewhere in California? Prop 19 may let you bring your current property-tax base to a Rancho Mirage home. See our Prop 19 explainer and the Board of Equalization [8].

Utilities. Rancho Mirage is split between Southern California Edison and Imperial Irrigation District for electricity; IID's map shows which one serves a given address [9]. Water is Coachella Valley Water District [10].

Public schools. Rancho Mirage is served by Palm Springs Unified School District (psusd.us) [11]. School assignment depends on the exact address, so check with the district.
